Serrano Rental Criteria


A RENTAL APPLICATION MUST BE PROCESSED ON ALL PROSPECTIVE RESIDENTS 18 YEARS OF AGE OR OLDER, PHOTO IDENTIFICATION AND VERIFICATION OF SOCIAL SECURITY NUMBER IS REQUIRED (WHEN A SOCIAL SECURITY NUMBER HAS NOT YET BEEN ATTAINED, A PASSPORT WILL SUFFICE).

  1. INCOME:
    Gross monthly income per apartment must be THREE TIMES the amount of the market rent. Two consecutive paycheck stubs, or a letter from your employer on company letterhead or a signed offer letter. Other forms of verifiable income are: court ordered child support or spousal support, self-employment with current year tax return, social security, GI benefits, pensions, disability payments, trust funds, assets receiving dividends, six months of current bank statements or other legal sources of income received on a regular basis that can be verified
  2. EMPLOYMENT:
    We must be able to verify at least two (2) years current employment history or a verifiable source of income. (For acceptable sources of income, see above). School will be accepted as an alternative to employment with a guarantor to co-sign the lease. (Limit one guarantor per apartment).
  3. CREDIT:
    A credit report will be processed on each applicant researching your credit history. Should an applicant take exception with the credit findings, He or she is responsible for contacting the credit bureau per the provisions of the Fair Credit Reporting Act. The name and address of the credit screening company will be furnished upon request. A guarantor will not be accepted in the event your application has been denied for credit issues. Bankruptcies discharged two or more years ago are acceptable provided positive credit has been reestablished.
  4. RENTAL HISTORY:
    We must be able to verify at least two (2) years of verifiable rental history at current/previous address. Home ownership/mortgage history must be verified on credit report.
  5. AGE:
    Applicants must be at least 18 years of age.
  6. PETS:
    Sorry, No Pets Allowed! Resident shall not permit any pet or animal, even temporarily, anywhere in the Apartment or Apartment Community. If a pet or animal is seen or evidence of the pet or animal is found anywhere in the Apartment or Apartment Community, Resident shall automatically forfeit their entire Security, Cleaning and Damages Deposit.
  7. AN APPLICANT WILL AUTOMATICALLY BE DENIED FOR THE FOLLOWING REASONS:
    1. Anyone who has been evicted by a previous landlord for cause.
    2. Anyone having been convicted of manufacturing, using, and/or distributing a controlled substance, and/or persons who have been involved in the illegal use of firearms, theft and/or acts resulting in bodily injury to another person or persons.
    3. Falsification of any information on the rental application.
    4. Unresolved debts to a previous landlord/mortgage.
    5. A holding deposit returned for Non-Sufficient Funds.
  8. SECURITY DEPOSITS:
    The required amount of security deposit is subject to increase in conjunction with applicant approval.
  9. OCCUPANCY GUIDELINES:
    1 Bedroom - 2 Occupants 2 Bedrooms - 4 Occupants
